Elements that Give a Home Resale Value

3/25/2015

If you’re purchasing a home that you don’t plan to remain in for a long time, potential resale value is a major concern when house shopping. While it’s true that everyone has different preferences in buying a home, there are some requirements that are common with many potential homebuyers. It’s likely what attracts you to a home are the same features that will attract future buyers. Some examples include:

Good Location

Young families and professionals want to be in the middle of the amenities and near good schools for their children. Other attractive features include easy access to public transportation and highways. However, try not to choose a home that it too close to busy roads. Noise and safety concerns may deter future homebuyers.

Curb Appeal

A home can be beautiful and camera-ready on the inside, but if the outside is dingy and worn down, buyers won’t want to go in. Look for homes with nice landscaping and maintain it. Avoid homes with large trees and bushes that obstruct the view. Make sure porches and decks are clutter free.

Layout

When looking for a home with potential resale value, consider layout. A poor layout cannot easily be changed. While three bedrooms are good, four are better. It is best to have a bathroom on the first floor for guest use. Also, beware of homes that have a master suite on the first floor with remaining bedrooms upstairs. Parents will not want to be far from their small children.
